We are waiting for the new Housing Law to come into force, which will limit prices and bring with it new considerations to take into account.
This Law will regulate different areas of the real estate sector, with special emphasis on the rental of real estate, including aid for access to housing, developments in evictions and the limitation of rental prices.
Firstly, the stressed areas in the rental market are expanded , which will depend on each autonomous community, being subsequently reviewed by the City Council of the municipality where said stressed areas are being analyzed.
For an area to obtain the stressed categorization, it is necessary that two requirements be met: on the one hand, that its price has increased by more than three percentage points than the CPI value in the last five years or that the av Whatsapp Number List erage housing price exceeds 30% of the area's average income.
For its part, what is meant by large forks is redefined . Large holders will be those individuals or legal entities that own five or more homes. And, small owners will be those individuals or legal entities that own less than five homes.

Starting in January 2024, rent updates will be limited to a maximum of 3%, being detached from the CPI. A new benchmark index below the CPI is expected to be created by January 2025.
The previously stressed areas will be regulated for the purposes of the price, which will depend on the type of contract signed.
The owner of the property will be the one who has the obligation to assume the real estate expenses and fees , with the tenant responsible for paying the deposit and the additional guarantee.
Furthermore, it is prohibited to increase the rental price as a result of adding new expenses such as the community of owners or garbage fees.
Clauses that are contrary to the Law that they now intend to introduce into the legal system are deleted.
Regarding eviction procedures, there are also new developments:
It is mandatory to establish a date and time to start an eviction.
Extension of launch extensions , which may be postponed up to more than two years.
Each autonomous community may create its own alternative mechanisms.
Funds from state plans can be used as a housing alternative.
